Buying a home is one of the biggest decisions you will ever make and often involves more money than any other purchase. It pays to make sure that your money is being well spent and that there are no significant hidden expenses and repairs that you don’t know about. A survey is relatively cheap in comparison with the cost of the property and will ensure that you don’t have any nasty surprises once you move in.

You should think of a survey as part of your decision-making process as much as having a second viewing of the property. With the benefit of a written survey report, which is easy to read and gives you a summary of the findings, as well as areas for further investigation, you will be in a position to make a fully informed decision whether to proceed with your purchase.

The findings of the survey will provide you with information on remedial work that you will need to consider and can be used as a tool to negotiate a better price for the property. Sometimes it can be used to help you decide to look for an alternative property that suits your needs better.

We are experienced and are here to help. You can call for advice if you wish and after you have read the report we are only too pleased to discuss the report with you in helping you make the all-important decisions relating to your purchase.

What is the difference between a Mortgage Valuation and a Survey?

When applying for a mortgage, your mortgage company will carryout a mortgage valuation. This brief survey is not designed for you. The purpose of the mortgage valuation is to give your mortgage company information on whether their money is going to be safely lent to you and whether there are any defects that will affect the property as security for the mortgage loan. It gives you little information on the condition of the property and in some cases, the mortgage company don’t provide you with a copy of the mortgage valuation.

What Survey should I choose?

The main Surveys we have to offer are a Major Defects Survey (Level 1), a Home Purchase Survey (Level 2) and a Building Survey (Level 3). The type of Survey that will be most appropriate for the property will depend on a number of factors, such as age, construction type and structural condition of the property. We also offer residential Market Valuations, Commercial Surveys and Single Fault Assessment Surveys.
