Major Defect Survey (level 1)
The Level 1 Brief Major Defect Survey gives general comments on each element as far as each can be seen but does not comment on decorations. The report is brief and whilst any major defects are identified, no comment is included on the remedial work required to rectify these defects. The loft inspection is carried out from the top of a ladder. No floor coverings are lifted, no wall coverings are disturbed and no furniture is moved. One window is tested in each elevation and a sample of internal doors is tested. No manhole cover is lifted. Comments are included briefly on the services from a visual inspection but these are not operated.

Home Purchase Survey (level 2)
The Level 2 Home Purchase Survey Report gives general comments on each element as far as each can be seen & includes photographs. The report is brief and whilst any defects are identified, no comment is included on the remedial work required to rectify defects. The loft inspection is carried out from inside the loft if it is safe to enter. Floor coverings and wall coverings are not lifted and furniture is not moved. One window is tested in each elevation on each floor and a sample of internal doors is tested. Only one manhole cover is lifted if available externally. No services are tested however, comments are included briefly on the services from a visual inspection.

Building Survey (level 3)
The Level 3 Building Survey provides detailed comments on each element as far as each can be seen. The report is comprehensive, we include any remedial work required on any major defects identified and include photographic evidence. The loft inspection is carried out from inside the loft where safe access is provided. Fitted floor coverings and wall coverings are not lifted and furniture is not moved. All the windows are tested where permission has been granted to test them and all internal doors are tested. All available manhole covers are lifted externally where safe to do so. Services are not tested however, comments are made on the services from a visual inspection.

Single Fault Assessments
These surveys can be carried out on individual building defects for example, damp, water ingress, cracks, movement, the construction of an extension or a conservatory etc. These are tailor made reports to identify where the defect is, why it is happening and provide remedial work required. They can also be used as CPR compliant Expert Witness reports in court where disputes have occurred.

Market Valuation
We are RICS Registered Valuers and can carry out a residential Market Valuation when you just want to know how much a property is worth. We also carry out residential Market Valuations for purposes of repayment of Help to Buy Loans, Probate matters, Matrimonial/Separation disputes, Shared Ownership (with more than 80 years lease remaining) and other court proceedings concerning the value of the property.

Reinstatement (Insurance) Valuations
It is important to value the cost of rebuilding a property every five years or when alterations are made and extensions are built, to ensure that the property is insured for the correct amount. Under insuring a property can result in vastly reduced pay-out from an insurance company in the event of a fire or other event requiring whole or partial rebuilding.
